Stop taking advice from people flipping these 10$ houses in the middle of war torn blocks with five others. buying one house in the middle of abandons and fire damaged properties to fix and flip is not an investment!!!!! GET A PEN... LET ME SHOW ALL YALL WHY IM SOUGHT AFTER!!! INVESTORS LOVE ME
You see this? Looks crazy right? But for $55,000 and 20,000 in reno. This 2 family with bonus 3rd floor living quarters in a 7 ON 10 NEIGHBORHOOD IS A GOOD "FLIP" OR "BUY HOLD"
1. reno + rent out for one year... Use the equity to buy 2 more and then sell to cover equity loan and initial investment ...bank the initial 75k with the rents you should have been collecting
Or 2. you keep and pull equity out and buy 2 more and use the rents to pay the equity loan back and the next two houses are Free and clear!
You then reno those...and use the same blueprint above (OPTIONS 1 OR 2)
Pull put equity and buy more. .. Build your empire. Reno and flip or reno and hold.
BUT KEEP IN MIND... All low deals are not good deals. Many factors should be considered. EXAMPLE!!!... The property in this pic has no driveway! So it won't be a highly desirable end user purchase at 200k plus which can be the market value after a Reno. However... At that price..(55k + 20k reno).and this neighborhood make it a great buy and hold (reno and rent...pull out equity to buy more properties) so my friends.
